Managing Stress & Overwhelm: Practical Tools for High-Pressure Moments
Property managers face unique, high-stakes stressors, from heavy workloads to emotionally charged interactions with residents. A large percentage of individuals in the apartment industry report significant stress due to workload demands, and 40% took time off in the last year due to not feeling emotionally well enough to perform their jobs. When stress runs high, even well-intentioned responses can unintentionally escalate situations.
This 1-hour webinar focuses on understanding the body’s stress response and learning practical, in-the-moment de-escalation strategies that help you manage distress without making situations worse. Participants will gain simple, evidence-based tools they can use immediately during difficult interactions, emergencies, and high-pressure moments common in property management.
Rather than “pushing through” stress, this session emphasizes skillful responses that promote safety, clarity, and professionalism while protecting your own well-being.
Learning Objectives: By the end of this talk, participants will be able to:
· Understand how the body’s stress response impacts thinking, behavior, and communication in high-pressure situations.
· Recognize signs of escalating distress in themselves and others.
· Implement practical, evidence-based de-escalation strategies to manage distress in-the-moment.

Dr. Staples (she/her/hers) is a Clinical Psychologist, Adjunct Professor, and Co-Founder of guts., a nonprofit dedicated to making practical mental health resources accessible to all (former founder of Work Wiser). Dr. Staples has over a decade of experience providing mental health-related training for various audiences, helping individuals and organizations navigate stress, improve communication, and foster resilience. She knows that talking about mental health takes guts and she is passionate about combating mental health stigma and increasing access to mental health skills and strategies that work. Dr. Staples also co-hosts the podcast Spill Your Guts, where she and her co-founder have real, raw conversations about mental health and teach tools that listeners can implement immediately. She uses these same skills daily in her own life to help her thrive both personally and professionally and is dedicated to helping others do the same.
