The latest Apartment Report debuted at the Fall Apartment Report Luncheon on Tuesday, October 13th. Multifamily NW, the largest association of housing providers and rental housing professionals in Oregon, publishes the biannual Apartment Report every Spring and Fall — offering the latest rent and vacancy information in rental markets across Oregon and SW Washington.

The Fall 2026 Report shows signs that Oregon's rental housing market is still striving toward recovery after years of volatility. Multifamily NW is excited to announce that for the first time the Fall 2026 Apartment Report utilizes CoStar data, bringing real-time, third-party information drawn from publicly advertised units for lease. This partnership more than doubles the Apartment Report sample size of our industry – now representing more than 3,800 properties and 250,000 rental units.

The Fall 2026 data shows the average vacancy rate for the Portland/Vancouver metro area has decreased to 6.3% from 7.3% in the Fall of 2025. Average rents for Portland/Vancouver however remain essentially unchanged at $2.09 per square foot from $2.07 in the Fall of 2025. The Apartment Report includes data from 22 sub-markets within Portland/Vancouver Metro Area as well as other Oregon markets encompassing Salem/Keizer, Eugene/Springfield, Bend/Redmond and Medford/Ashland.

The Fall 2026 Apartment Report includes articles covering local economic policy from Dr. Eric Fruits and Certified General Appraiser Patrick O. Barry shares his apartment fundamentals and trends analysis including recent apartment sales and development pipeline.
