Dear Members,

City of Kent, Ordinance No. 4299 was adopted on April 6, 2021 and will take effect and be in force starting August 1, 2021. The ordinance requires that a landlord provide a written “Warning of Intent to Terminate Tenancy” no less than 40 days prior to the issuance of the 20-day notice of termination of a month to month or period to period tenancy.

As a reminder, the tenancy can be terminated by either the landlord or the tenant with written notice of 20 days or more preceding the end of the month in which the tenancy is to be terminated. The new 40-day notice must be issued no less than 40 days prior to the issuance of the 20-day notice.

Finally, Governor Inslee’s current eviction moratorium does not allow for a Notice of Intent to Terminate at this time. We expect to receive additional guidance from the Legislature prior to the expiration of the current moratorium. Updates will be made to the Multifamily NW Rental Forms Collection for compliance.
